Warning, warning....it's property appraisal time again!
Our Team will assemble some generic reports that can be emailed to you for use in protesting your taxes. The rules basically remain the same, but we may have a little more ammunition this year for you. There have been some foreclosures in the area which definitely bring down the values a bit. Also, homes that have been on the market for a long time are "proof positive" that a willing buyer is not so "willing" to purchase a home at the "list price". Other items that help: power lines in the backyard, condition of the home, located on busy road, located near noisy fire/police station, commercial in backyard, unsightly cell phone towers, water towers, rental property (depreciate over time) and foundation issues.
We will be developing these reports for you over the next few months. If you have a specific request for this "market analysis" of your home....let us know and we'll get to it first. Keep in mind that we are trying to locate the "best" comparables for protesting....these homes will be chosen because of the low sales price or the low value from the appraisal district.
