In our market and in the housing industry in general, you will find that large houses will sell for less $/sf than a smaller house. The same trend holds true for a 1-story versus a 2-story.....the 2-story home will sell for less $/sf...even if they both have the same square footage. A house with a detached garage will sell for more than an attached garage. Now for the usual disclaimers: You must always consider the lot description, location, condition, etc.
So if you were looking for the best
"deal" and all things about the lot and subdivision being equal, the condition of all the homes, etc., you would want to find a 1-story with smaller square footage with low $/sf!
So, in a perfect world, the bargain hunters might want to pick the following house - if it were available!
1-story
cul-de sac, golf course, lake lot or larger lot
all sides brick (low maintenance)
3 bedrooms plus formal dining plus study (good for resale)
small square footage and priced at $75/sf or less!
