People don't buy houses.....they want to buy a Home!
Asking buyers what made them choose a particular home...survey says, "it felt right" or "it felt like home". Empty rooms don't feel warm and inviting. They remind the buyer that they are buying sticks and bricks. We don't want descriptive words like sterile, cold or uninviting when buyers think about YOUR home that you're trying to sell.
Furniture Gives Buyers a Frame of Reference
Without furniture, it is difficult to tell the scale and size of a room. Sometimes a "flex" room makes it difficult for the buyer to determine its use, but that is a minor distraction.
Empty rooms make the Buyers Focus On Negative Details
There isn't anything to distract the eye so every smudge on the wall, stain or worn spot on the carpet will be magnified. The Buyer may not notice important architectural details of the home, but they can certainly see and remember the crack in the wall and the chip in the tile.
Only a Small Percentage of Home Buyers Can Actually Visualize the Potential of a Home
The majority of people walking into a vacant home have little imagination and cannot picture the furniture arrangement or whether or not there is sufficient room for their sofa, loveseat, chair and coffee table.
Two Mortgages Can Get Expensive!
Vacant homes typically take longer to sell, and the longer something "sits" on the market, the listing goes "stale". Sellers usually end up lowering the sales price to compensate for the home's lack of "appeal".......or to just get out from under two mortgages.
So, if you're thinking about moving, take the time to get your home staged and on the market BEFORE you go looking for your next home! It will be the best time you can spend and will most likely "put more money in your pocket"!
